Det har v\u00e6rt sv\u00e6rt l\u00f8nnsomt de to siste ti\u00e5rene. P\u00e5 virkelig lang sikt har imidlertid aksjer sl\u00e5tt b\u00e5de egen bolig og utleiebolig, viser en ny analyse fra Nordnet, omtalt i DN.<\/p>\n\n\n\n<p>Et sp\u00f8rsm\u00e5l mange stiller seg er: Er boliginvesteringer enda mer l\u00f8nnsomt enn aksjeinvesteringer? Det har Nordnet fors\u00f8kt \u00e5 gi et svar p\u00e5. Analysen er <a href=\"https:\/\/www.dn.no\/makrookonomi\/eiendom\/bolig\/aksjer\/bolig-har-vart-en-bedre-investering-enn-aksjer-de-siste-18-arene-na-er-det-over-ifolge-okonomer\/2-1-526756\" rel=\"noopener\">omtalt i DN i dag<\/a> &#8211; bak betalingsmur.  <\/p>\n\n\n\n<p>Det er f\u00f8rste gang det er gjort en s\u00e5 grundig analyse av\nhistorisk avkastning p\u00e5 bolig vs aksjer i Norge, etter hva jeg kan se. Det\nspesielle er at analysen har tatt hensyn til leieinntekter. Dermed kommer bolig\nlangt bedre ut enn tidligere analyser, som kun har sammenlignet aksjer med egen\nbolig uten leieinntekter. Men fortsatt kommer alts\u00e5 aksjer best ut p\u00e5 virkelig\nlang sikt. <\/p>\n\n\n\n<p>La oss ta konklusjonene f\u00f8rst, s\u00e5 resultatene og forutsetningene til slutt.<\/p>\n\n\n\n<p class=\"has-medium-font-size\"><strong>Konklusjoner: <\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Du blir ikke rik p\u00e5 \u00e5 eie egen bolig p\u00e5 virkelig lang sikt. De siste 20-25 \u00e5rene er et unntak. Det er aksjer som har steget mest i verdi siste 50, 100 og 150 \u00e5rene. <\/li><li>Den lange og kraftige boligprisoppgangen de siste 20-25 \u00e5rene er unik i historien, viser 150 \u00e5rs historikk. Oppgangen kan i stor grad tilskrives en r\u00e5sterk kj\u00f8pekraftsutvikling, fallende renter og gunstige skatteregler for bolig.<\/li><li>Nordmenn b\u00f8r ikke basere boligkj\u00f8p p\u00e5 en tro p\u00e5 at avkastningen p\u00e5 kj\u00f8p av egen bolig kan konkurrere med aksjeavkastning de neste ti\u00e5rene. <\/li><li>Kj\u00f8p av utleiebolig, derimot, kan til en viss grad konkurrere med en aksjeinvestering \u2013 men da skaffer du deg en ekstrajobb som vaktmester samtidig. <\/li><\/ul>\n\n\n\n<p>La oss se litt n\u00e6rmere p\u00e5 tallene. Grafen under viser realavkastingen\np\u00e5 egen bolig, utleiebolig, amerikanske aksjer samt norske renter. Periode:\n1871 til 31.12.2018. Som du ser, har aksjer har gitt vesentlig h\u00f8yere\navkastning enn utleiebolig (og ikke minst egen bolig) siden 1871 og frem til i\ndag. Tabellen under viser \u00e5rlig gjennomsnittlig realavkastning for bolig, utleiebolig, amerikanske aksjer, norske aksjer og renter samt inflasjonen i seks ulike tidsperioder. (Alle tall er f\u00f8r evt kostnader.) <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"537\" height=\"232\" src=\"https:\/\/blogg.nordnet.no\/wp-content\/uploads\/sites\/2\/2019\/01\/tabell-bolig-aksjer.jpg\" alt=\"\" class=\"wp-image-37455\" srcset=\"https:\/\/blogg.nordnet.no\/wp-content\/uploads\/sites\/2\/2019\/01\/tabell-bolig-aksjer.jpg 537w, https:\/\/blogg.nordnet.no\/wp-content\/uploads\/sites\/2\/2019\/01\/tabell-bolig-aksjer-150x65.jpg 150w, https:\/\/blogg.nordnet.no\/wp-content\/uploads\/sites\/2\/2019\/01\/tabell-bolig-aksjer-370x160.jpg 370w, https:\/\/blogg.nordnet.no\/wp-content\/uploads\/sites\/2\/2019\/01\/tabell-bolig-aksjer-270x117.jpg 270w\" sizes=\"auto, (max-width: 537px) 100vw, 537px\" \/><\/figure>\n\n\n\n<p>Av tabellen kan du se: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Aksjer har gitt h\u00f8yere avkastning enn utleiebolig (og ikke minst egen bolig) siden 1871 og frem til i dag.<\/li><li>Egen bolig (uten leieinntekter) har gitt en gjennomsnittlig \u00e5rlig realavkastning p\u00e5 1,2 % i perioden 1871-2018. <\/li><li>En utleiebolig (med 3 % \u00e5rlig netto realleie) har gitt en gjennomsnittlig \u00e5rlig realavkastning p\u00e5 4,1 % i perioden 1871-2018. <\/li><li>Amerikanske aksjer m\u00e5lt i NOK har gitt en gjennomsnittlig \u00e5rlig realavkastning p\u00e5 6,4 % i perioden 1871-2018. <\/li><li>I perioden 1871-2018 har \u00e5rlig realavkastning p\u00e5 10 \u00e5rs statsobligasjoner v\u00e6rt 2,1 %. Inflasjonen har v\u00e6rt 3,0 % i perioden. For \u00e5 finne nominelle tall for avkastning p\u00e5 bolig, aksjer og renter kan man legge til 3 prosentpoeng p\u00e5 realavkastningen. <\/li><li>Egen bolig (uten leieinntekter) har sl\u00e5tt amerikanske aksjer (m\u00e5lt i NOK) siden 2000. Men norske aksjer har gitt h\u00f8yere avkastning enn egen bolig. <\/li><li>Utleiebolig har gitt bedre avkastning enn b\u00e5de norske og amerikanske aksjer i to perioder: 1993-2018 og 2000-2018. <\/li><li>Merk at realavkastningen p\u00e5 bolig med utleie (4,1 %) ligger mellom renteinvesteringer (2,1 %) og aksjeinvesteringer (6,4 %) siden 1871. Det er omtrent som man skulle forvente ut fra l\u00e6reboken, og er i tr\u00e5d med at investor f\u00e5r betalt for \u00e5 p\u00e5ta seg risiko p\u00e5 lang sikt. <\/li><\/ul>\n\n\n\n<p class=\"has-medium-font-size\"><strong>Forutsetninger &#8211; valg\nav indekser: <\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Aksjemarkedets avkastning m\u00e5les ved en bred aksjeindeks, den amerikanske SP500-indeksen, som har historikk helt tilbake til 1871. Kilde: Holberg Fondene\/Macrobond. Tallene stemmer godt overens med<a rel=\"noreferrer noopener\" href=\"http:\/\/www.macrotrends.net\/2324\/sp-500-historical-chart-data\" target=\"_blank\">disse tallene fra Macrotrend<\/a>, men Holbergs tall g\u00e5r lengre tilbake i tid. Vi har regnet om til realverdier, dvs justert for inflasjon i perioden, og til norske kroner. Valutakursene er hentet fra<a href=\"https:\/\/www.norges-bank.no\/en\/Statistics\/Historical-monetary-statistics\/Historical-exchange-rates\/\" rel=\"noopener\"> Norges Bank<\/a>. Inflasjonstallene er fra <a href=\"https:\/\/www.ssb.no\/statbank\/table\/08184\/tableViewLayout1\/\" rel=\"noopener\">Statistisk Sentralbyr\u00e5<\/a>. (USA-b\u00f8rsen utgj\u00f8r ca 50 % av verdens b\u00f8rsverdier. Indeksen gir derfor en god pekepinn p\u00e5 avkastningen i aksjemarkedet generelt.) <\/li><li>Vi har ogs\u00e5 inkludert avkastningen p\u00e5 norske aksjer siden 1983, dvs s\u00e5 langt tilbake som Oslo B\u00f8rs har indekser. Vi har brukt \u00ab<a href=\"https:\/\/www.oslobors.no\/Oslo-Boers\/Produkter-og-tjenester\/Markedsdata\/Aksjeindekser\" rel=\"noopener\">Oslo B\u00f8rs Hovedindeks \u2013 lenket<\/a>\u00bb og regnet om til realverdier, dvs justert for inflasjon i perioden. Siden 1983 har Oslo B\u00f8rs gitt omtrent samme totalavkasting som USA-b\u00f8rsen. <\/li><li>Boligmarkedets avkastning m\u00e5les ved Norges Banks \u00ab<a href=\"https:\/\/www.norges-bank.no\/en\/Statistics\/Historical-monetary-statistics\/House-price-indices\/\" rel=\"noopener\">House price indices &#8211; total<\/a>\u00bb. (Kilde: F\u00f8r 1986: Eirtheim and Erlandsen in Eitrheim et al., 1986 &#8211; 2003: NEF, fra 2004: Eiendom Norge.) Denne viser gjennomsnittlig prisutvikling for norske boliger. Vi har ogs\u00e5 her regnet om til realverdier, dvs justert for inflasjon. <\/li><li>For sammenligningens skyld har vi ogs\u00e5 med en renteindeks: 10 \u00e5r stat NOK \u00e5rlig gjennomsnittlig rente i perioden 1870-2018. <a href=\"https:\/\/www.norges-bank.no\/en\/Statistics\/Historical-monetary-statistics\/Short-term-interest-rates\/\" rel=\"noopener\">Kilde: Norges Bank<\/a> Velg: Tabell p2c7_table_7A1, kolonne &#8220;Average bond yield\u201d. Tall etter 2016, <a href=\"https:\/\/www.norges-bank.no\/Statistikk\/Rentestatistikk\/Statsobligasjoner-Rente-Arsgjennomsnitt-av-daglige-noteringer\/\" rel=\"noopener\">se her<\/a>. <\/li><\/ul>\n\n\n\n<p class=\"has-medium-font-size\"><strong>Forutsetninger &#8211; anslag p\u00e5\nleieinntekter:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>For\n\u00e5 kunne sammenligne boliginvesteringer med aksjer, m\u00e5 vi finne et anslag p\u00e5 leieinntekter.\nDet har v\u00e6rt en utfordring, siden vi g\u00e5r helt tilbake til 1871. Boligprisindeksen\ntil Norges Bank (og NEF og Eiendom Norge) inkluderer nemlig ikke leieinntekter.\nFor \u00e5 finne totalavkastningen til en boliginvestering m\u00e5 vi ogs\u00e5 ta hensyn til\nleieinntekter \u2013 fordi: En boliginvestering medf\u00f8rer spart husleie for eieren.\nVed kj\u00f8p av bolig for utleie vil eieren f\u00e5 leieinntekter, i tillegg til\nverdistigning. (Siden 1871 har faktisk netto leieinntekter v\u00e6rt st\u00f8rre enn\nverdistigningen for norske boliger.)<\/li><li>Det finnes ingen offisiell leieprisindeks med\nlang historikk i Norge. Vi har, etter en lang diskusjon med Ola Honningdal\nGrytten, professor i \u00f8konomisk historie p\u00e5 NHH, landet p\u00e5 \u00e5 bruke en fast reell\nnetto leieinntekt p\u00e5 3 % av markedsverdien p\u00e5 boligen.<\/li><li>Vi\nforutsetter videre at leieinntektene reinvesteres \u00e5rlig i boligmarkedet. Dette\ner ikke helt realistisk, siden det er vanskelig \u00e5 kj\u00f8pe bolig for et lite bel\u00f8p\nhvert \u00e5r, slik investorer kan med aksjer. For at vi skal kunne gj\u00f8re en\nsammenligning med aksjer m\u00e5 vi likevel anta dette.<\/li><li>For \u00e5 illustrere utfallsrommet har vi i arbeidet\nbrukt tre ulike leieinntekt-alternativer, lav, h\u00f8y og middels, hvor\nmiddelalternativet er v\u00e5rt beste anslag p\u00e5 gjennomsnittlig avkastning p\u00e5 en\nboliginvestering i Norge.
